Why buy with Mert

Someone in your corner, start to finish

Patient, detailed answers

Ask me anything, as many times as you need. I explain the why behind every step, so you never feel rushed into a decision you don't understand.

Reachable when it counts

Good homes don't wait. When a listing you like goes live or an offer deadline is coming, you can reach me directly, not an assistant.

An eye for hidden issues

I started in real estate as an investor, buying with my own money. I look past fresh paint and staging for the things that turn into bills later.

What it's really worth

Before you offer, we look at recent sales, the home's condition and what it would cost to make it yours, so your price is based on facts.

Negotiating on your side

Price is only part of an offer. Conditions, deposit, closing date and inclusions all matter, and I negotiate each one with your interests first.

In English or Turkish

If you're more comfortable in Turkish, we can go through the whole purchase in Turkish, from the first call to closing day.

The process

Six steps from first call to keys

  1. 01

    A free, no-pressure call

We talk about what you want, where you want to live, your timeline and your budget. No commitment needed.

  2. 02

    Get pre-approved

A mortgage pre-approval tells you what you can spend and makes your offers stronger. I can connect you with lenders if you need one.

  3. 03

    Search and showings

I send you the listings that actually fit, and we tour them together. I'll point out what to love and what to worry about in each one.

  4. 04

    Make an offer

We decide on price and terms based on recent sales and the home's condition, then I negotiate on your behalf.

  5. 05

    Conditions and inspection

Financing, inspection and any other conditions get worked through on schedule, so there are no surprises before the deal is firm.

  6. 06

    Closing day and keys

Your lawyer handles the paperwork and funds. I stay with you through the final walkthrough until the keys are in your hand.

Buyer FAQ

Questions buyers ask me

Do I have to pay to work with you as my buyer's agent?

In most Ottawa purchases, the buyer's agent is paid from the commission offered through the seller's side. Before we start, we sign a buyer representation agreement that spells out exactly how I'm paid, so there are no surprises. I'll walk you through it line by line.

Should I get pre-approved before I start looking?

Yes. A pre-approval tells you your real budget, protects you from falling in love with a home you can't finance, and shows sellers you're a serious buyer. It's usually the first thing we do together.

How long does it take to buy a home?

It depends on the market and on you. Some buyers find the right home in a couple of weeks, others take a few months. Once an offer is accepted, closing is typically set anywhere from 30 to 90 days out, and we choose a date that works for your move.

What costs should I budget for besides the down payment?

Plan for closing costs: land transfer tax (minus any first-time buyer refund), legal fees, title insurance and adjustments for things like property taxes the seller prepaid. Before that, set aside money for a home inspection, which you pay before your offer is firm. I'll help you estimate them early so the numbers hold up.

Can you help me buy a duplex or other income property?

Yes. I started in real estate as an investor in multi-unit properties, so I can help you look at rents, expenses and the condition of the building, whether you plan to live in one unit or rent them all.
