Old Ottawa South wraps around a bend in the Rideau River, and many of its nicest streets are just a short walk from the water. River access is a big part of the appeal. Before buying close to any river, though, it’s worth asking a few questions about water.
Check the flood mapping
The Rideau Valley Conservation Authority maps flood-prone areas along the Rideau River and regulates what can be built in them. Look up the property on its mapping. If a lot falls within a regulated area, it can affect renovations, additions and future rebuilding, not just flood risk.
Ask about the basement
River flooding is only one way water gets into a house. Heavy rain and backed-up sewers are more common causes. Ask the sellers whether the basement has ever taken on water, and look for a sump pump and a backwater valve. The City of Ottawa offers a subsidy program that helps homeowners install protective plumbing like backwater valves.
Talk to your insurer before you firm up
Standard home insurance doesn’t always include overland flooding or sewer backup. Get a quote that includes both before your conditions expire, so there are no surprises after closing.
Keep it in perspective
Most homes in Old Ottawa South are not in a flood zone, and plenty of buyers happily live near the river for decades. These are simply the questions a careful buyer asks. A few minutes of checking can save a lot of stress later.
